Building Permits

The weblinks below will take you to the various permits required by the City of Yutan. Once the application form and all necessary information (site plan, elevation drawings, floor plans, etc.) is completed, that information can be submitted via e-mail to rcosta@cityofyutan.com or dropped off in-person at the City Offices. Once the information has been received and is being processed, the City's Community Planner will confirm receipt of the application and notify you if additional information is required to consider the application complete. (Keep in mind that some projects - floodplain development, for example - may require more than one permit.)

The City of Yutan follows the 2021 International Residential Code - with Local Amendments - and the State's adopted (2018 ICC) codes for commercial, industrial, and multi-family residential structures. To obtain permit approval, all projects must demonstrate compliance with the adopted building codes, the City's zoning code, and any other applicable requirements (floodplain, municipal ordinance, etc.). 

No fees will be collected for initial review, however, the applicable permit fee based upon the project's valuation (see the fee schedule below) is required prior to permit approval. No construction shall be approved until the permit fee has been paid and a permit is issued.

Inspections will typically occur on Mondays, Wednesdays, and Fridays, depending on staff availability. Please plan inspections accordingly and contact our Community Planner as soon as possible (48 hours advance notice is encouraged). Staff will do their best to accommodate last-minute requests, but cannot guarantee availability.

Accessory Structure Building Permit Application - Use for sheds, garages, and other accessory structures under 120 square feet; remodels; new roof structures; additions to existing structures (including patios/decks.); swimming pools; and any other small renovation projects. (A permit for fencing is no longer required, however, obstructions to the sight triangle discussed in Section 2.f of the zoning code are still prohibited.)

Commercial Industrial Building Permit Application

Residential Building Permit Application - Use for new homes or major remodeling.

Mechanical Permit - Used for HVAC projects and other mechanical work.

Floodplain Permit - $100 Flat Rate - Used for development in the FEMA-recognized floodplain. 

Permit fees (below) are based on the valuation of the work being done, including contractors' fees. Projects done by the landowners will be based on the cost of materials.

Residential Fees are as follows

$1000-$40000

$100 for the first 2000: plus $11 for each additional $1,000 or fraction thereof, to and including $40,000

$40,001 - $100,000 $650 for the first $40,001: plus $5 for each additional $1,000 or fraction thereof, to and including $100,000
$100,001 - $500,000 $1500 for the first $100,001: plus $5 for each additional $1,000 or fraction thereof, to and including $500,000
$500,001 - $1,000,000 $4,5000 for the first $500,001: plus $5 for each additional $1,000 or fraction thereof, to and including $1,000,000
$1,000,001 - $5,000,000 $7,250 for the first $1,000,001: plus $5 for each additional $1,000 or fraction thereof, to and including $5,000,000
$5,000,001 and up $20,000 for the first $5,000,001: plus $5 for each additional $1,000.

$5,000,001 and up $24,000 for the first $5,000,001: plus $20 for each additional $1,000 or fraction thereof.
